Sun West Custom Homes is proud to offer a complete Design-Build Custom Home process to our clients. Sun West Custom Homes truly believes that having our own architectural design and construction teams, combined with our interior design concepts department, working under the same roof, provides many advantages to the homeowner.

Daniel S. Coletti, the President of Sun West and a Residential Designer licensed in the state of Nevada, along with Tim Unick, Senior Project Manager, will visit the client's lot many times prior to putting pencil to paper.



The site investigations allow Dan and Tim to analyze the assets and hidden attributes that each lot posses. Following the visits, an initial floor plan is drafted utilizing the client's ideas and wish list, as site plan of the parcel, and Dan's initial vision.
Mr. Coletti then meets with the client and begins a detailed "asset allocation" process, involving a 13-page multi-sectioned amenities questionnaire designed to help clients with plans of their dream home, optional items and costs.
The questions are to gather personal information from the client, as well as to probe clients to explore their innermost wants and aversions in order to extract their true desires while maintaining budget limitations.
The extensive questionnaire is more comprehensive than any survey used in the industry today and can take up to four hours to complete.
Sun West Custom Homes takes great pride in thoroughly discussing all options by explaining any pros and cons to a client and addressing any individual concerns.
Dan and Tim utilize a computerized cost analysis program to detail all construction costs and a preliminary cost per square foot, enabling clients the flexibility to adjust the price to fit their personal finances versus their needs prior to finalizing the plans.

Sun West Custom Homes' team utilizes a sophisticated quality control manual, which includes an extensive checklist consisting of 87 key items that, from start to finish of every home, must pass Sun West Custom Homes' high standards. The checklist ensures completion of every detail of the building process is achieved at the highest quality possible.
Every home is assigned a Sun West Custom Homes building team consisting of a Project Manager, Interior Designer, Project Coordinator, and an on-site Superintendent. The building team, with focus on contract compliance and quality control, coordinates all building activities.
Each member is equipped with the latest technology including wireless laptops and scheduling programs to allow each member to efficiently focus and spend time on the building site.
Sun West Custom Homes signs contracts with only the best sub-contractors, contractors who specialize in their trades, contractors known for high quality craftsmanship, many who have maintained relationships with Sun West Custom Homes for over a decade, allowing for better communication and progress.
Sun West Custom Homes only contracts licensed and insured sub-contractors and has stringent policies in place to insure the requirements remain current at all times.
During the structural phases of construction, Sun West Custom Homes requires the structural engineer, foundation, framing, and truss trades attend regular site meetings to insure projects are built to Sun West Custom Homes' high specifications.
Sun West Custom Homes promises to present each client with a custom home built to specification from foundation to finish, on schedule, of the highest quality possible.

Sun West Custom Homes' complete experience allows the client more time for fun things such as selecting colors, furniture shopping, browsing showrooms, and getting to know their new home in detail.
Execution of designs agreed upon by the design team and client, is truly impeccable, as Sun West Custom Homes' designers, superintendents and project managers meet on-site to discuss each project, as well as ensure intended designs are implemented.
This consistency allows the design team to stay in front of the construction schedule while providing a forum for the construction team to acquire additional details necessary for construction.
A hard surface design package is included in Sun West Custom Homes' contract to build a home and includes a member of the design team working with the client in selecting and designing: cabinets, flooring, plumbing fixtures, lighting fixtures, tile/slab splashes and surrounds, paint, custom cabinetry and exterior finishes.
A full interior design package is an available additional contracted service inclusive of the above mentioned items, plus the selection and procurement of all furniture, accessories, and specialty wall and window coverings. The full interior design package is far more extensive and includes preparation of a schematic design and complete furniture layout. Additional services such as out of town buying trips are available as well.
